Rent Changes

  1. All changes must be reported before the 25th day of each month.
  2. All changes must be reported in person at the Section 8 office. No changes will be taken by phone at any time. Changes must be reported within 10 working days of date of changes, whether it is an increase or decrease in household income.
  3. Income changes (which would result in an increase in rent being paid by the tenant) that are reported on or after the 25th of the month would not take effect until the second month after the report date.Ex: A change reported on 8-25-11 would not take effect until 10-01-11.
  4. Income changes (which would result in a decrease in rent being paid by the tenant) can be made at any time for the next month up to the close out date. Decreases made before the cut off date will take effect for the following month.Ex: Reported before 8/25/11 – would take effect 9/1/11.
    Reported after 8/25/07 – would take effect 10/1/11
  5. Anyone wishing to remove a household member needs to sign a Rent Change Form to request that household member be removed from their household.
  6. If Head of Household (HoH) wishes to add a household member, the HoH must come into our office with the following:
    1. Birth Certificate for everyone in household.
    2. Social security card
    3. Driver’s license or Personal ID issued by Henderson County (Adults 18 and older)
    4. If over 18, the new household member must be present.NOTE: Section 8 must receive approval from Landlord before new member can be added to household.
  7. Anyone who is 18 years of age or older must complete the following forms (provided by Section 8 office) in addition to supplying a social security card and drivers license/personal ID:
    1. HUD Privacy Act-9886
    2. Section 8 Authorization Form (Privacy Release)
    3. Criminal Background Form
    4. HCV Tenant Obligations Form
    5. HUD EIV/UIV Information Form
    6. Violence Against Women & Department of Justice Reauthorization Act of 2005
    7. Provide job/income, and asset information to complete rent change information needed for that household
    8. Not limited to the above
